Civil Engineering and Survey Support for Large‑Scale Industrial Distribution Centers

AHBL provided civil engineering and land surveying services for two major distribution centers totaling more than 2,000,000 SF along Road 40 East in Pasco. Known as Project Oyster and Project Pearl, the facilities are located on opposite sides of Road 40 near Sacajawea State Park and represent one of the largest industrial developments in the region. Project Oyster includes a 1,000,000 SF warehouse on a 162‑acre site with office space, extensive parking, and supporting infrastructure, while Project Pearl encompasses nearly 1,000,000 SF on 104 acres and features a rail spur, loading docks, and trailer parking. AHBL’s services included ALTA/ACSM, boundary, topographic, and right‑of‑way surveys, as well as early‑phase civil engineering support. Work also included conceptual grading and utility planning, preliminary earthwork estimates, SEPA documentation, and coordination with the City of Pasco and the design‑build team through permitting and agency review.
