Comprehensive, multi-phase senior living campus

Wesley Des Moines is a 42‑acre senior living campus with 375 studio, one‑, and two‑bedroom units ranging from 286 to 1,144 SF, supporting up to 600 residents. The campus follows a progressive‑care model that includes independent living, cottages, brownstone‑style apartments, assisted living, memory care, and 24‑hour skilled nursing, complemented by home care, rehabilitation, and long‑term care services. Located near Des Moines City Hall, the Public Library, and the Des Moines Health Center, the campus redevelopment has been supported by AHBL through civil and structural engineering, landscape architecture, and survey services.

Phase II focused on a major campus expansion and included civil engineering, structural engineering, and landscape architecture services. The structural scope comprised two levels of parking with 157 stalls, supporting five levels of residential construction with 151 homes above. This phase also added a separate three‑story town center, resulting in approximately 316,000 SF of new development.

Phase III delivered approximately 177,000 SF of new assisted living, memory care, and care center facilities, along with a new town‑center amenity building. A key technical feature was an exterior skybridge spanning South 216th Street, physically linking the Phase III buildings to the Phase II residential structure. The phase also introduced a wellness center with an indoor swimming pool to enhance resident health and recreation.

Phase IV concentrates on improvements to existing buildings as the campus continues to evolve. AHBL’s structural engineering scope includes tenant improvements converting the former Care Center into office space, minor modifications to the Terrace Building, and a seismic evaluation of the Care Center due to the change in occupancy, with upgrade options developed per the IEBC. Additional work includes structural support for a façade remodel, balcony railing replacements, interior library modifications, a new folding partition, and full construction support services, including engineered drawings, agency coordination, permitting, and construction‑phase observation.
