Located in Puyallup, Washington, Navarro subdivision is close to parks, shopping, entertainment, and other amenities. AHBL provided civil engineering, land use planning, and land surveying for the community. The 99 single-family lots have an average lot size of 3,890 square feet, individual driveways, internal roads and sidewalks, underground utilities, and stormwater facilities. Access to the development is from both 176th Street East and Gem Heights Drive, with internal plat roads serving the individual lots. Stormwater runoff from the internal plat roads, individual driveways, and rooftops is collected in catch basins and conveyed through storm pipes to a detention/retention pond within the residential development.

This project involved a Planned Development District (PDD) Major Amendment, Preliminary Plat, and Rezone of a 13.51 acre parcel located in the Gem Heights Master Planned Community. The subject parcel was originally designated as a Shopping Center with C-1/C-2 zoning under the original approval of the Gem Heights PDD. AHBL’s land use planners worked with Pierce County to receive a major amendment to this PDD to allow a rezone of the property to RS-7.2 to allow development of the residential subdivision.
