Integrated design services shape Tacoma’s nine‑story Napoleon Apartments

AHBL provided comprehensive civil engineering, structural engineering, landscape architecture, and land surveying services for the nine-story Napoleon Apartments in Downtown Tacoma. The mixed-use building features five stories of wood-framed residential units above four stories of post-tensioned concrete, including one level of below-grade parking. With 135 units and a rooftop amenity space, the development offers over 100,000 SF of residential space and 50,000 SF of parking. Civil design included stormwater improvements, utility connections, and site development, along with frontage upgrades on Tacoma Avenue and Court E, replacing aging vaulted sidewalks. Land surveying services encompassed topographic surveys and construction staking.

The structural design addressed the challenges of a sloped site and adjacent properties through a combination of sloped excavation and shoring walls, enabling the placement of foundations below alley elevation and optimizing parking levels. Post-tensioned concrete at the lower levels supported five stories of wood-framed apartments above Tacoma Avenue. AHBL collaborated closely with the architect to align column placements with both residential and parking layouts, using Revit BIM modeling for structural drawings and 3D coordination throughout the project. The result is a structurally efficient and thoughtfully integrated urban residential development.
