AHBL was selected to provide civil engineering and surveying services for a new school building and site improvements for Clover Park School District.  The site encompasses an area of approximately 17 acres leased by the Clover Park School District (CPSD) on Joint Base Lewis-McChord (JBLM).  New construction included an elementary school building, associated parking, sidewalks, plaza areas, new site utilities, and new drainage systems. Associated site amenities included cement concrete sidewalks connected to the frontage sidewalk and sidewalks provided through the site for pedestrian circulation.  An asphalt concrete parking lot is located southwest of the building while the bus and parent pickup/drop-off access is provided northeast of the building.  An additional asphalt parking lot is located northeast of the bus and parent pickup/drop-off access.  The site includes covered and uncovered asphalt concrete play areas, an uncovered tiled play area, a synthetic turf play area and grass surfaced ball and multi-purpose fields.

The project utilizes the outwash soils found onsite by infiltrating stormwater in bio-retention areas and infiltration trenches.  Water quality facilities are provided to treat runoff from areas subject to vehicular traffic, as required by the City. The stormwater system design meets or exceeds the minimum requirements of the Department of Ecology Stormwater Management Manual for Western Washington, 2012 (Storm Manual) as adopted by JBLM. 
The project was phased in order to expedite the construction schedule.  Phase 1 included rough grading and site utilities/infrastructure. Phase 2 began with the general contractor accepting the “pad ready” site in order to begin building construction and site surfacing. 

AHBL surveyors performed topographic and boundary survey in support of the onsite and offsite improvements.
