The Rook Apartments
AHBL delivered civil and structural engineering, landscape architecture, and land surveying services for an 8-story mixed-use development in downtown Tacoma. The project consists of two residential towers—156 units in the north building and 212 in the south—built over a shared two-level below-grade parking structure with 268 stalls. Surveying work included an updated ALTA/NSPS survey, new topographic mapping, and underground utility identification.
Civil engineering responsibilities covered site grading, storm drainage, utility connections, and frontage improvements along Fawcett Avenue and Court E. Structural engineering featured a hybrid system of post-tensioned and cast-in-place concrete topped with five stories of wood framing, supported by phased permit packages to accommodate fast-track construction. AHBL also provided periodic structural observation throughout construction. Lush courtyards and expansive rooftop decks designed by our landscape architects create inviting outdoor retreats high above the city. Together, these elements form a dynamic urban destination that blends technical excellence with places people truly want to live.
